Entering a Coming Soon listing for the first time?
Read these quick tips first to avoid the 3 most common Coming Soon pitfalls.
Quick Tip #1
The On Market Date (OMD) will be the date the listing goes to Active status in the MLS.
If you want the listing to be in Coming Soon status (CS) for 14 days, be sure you enter an OMD that is 14 days from the date you enter the listing as Coming Soon.
Quick Tip #2
Coming Soon status listings are not distributed to the Internet.
If you want a listing to appear on public websites, you must revise your listing to set the Pass to Internet field to Yes after the listing becomes Active or Contingent.
Quick Tip #3
A property must be Expired or Withdrawn/Cancelled from the MLS for at least 30 days to create a new Coming Soon listing with 0 DOM and 0 CDOM.
If you have a property that was in the MLS and the seller wants a new listing with Coming Soon (or Active) status, the property can be entered as a new listing with a new listing agreement, but the CDOM count will pick up where the earlier listing left off. The property must be Expired or Withdrawn/Cancelled from the MLS for at least 30 days to create a new Coming Soon listing with 0 DOM and 0 CDOM.
